General
Do I need to own land to build an ANJO home?+
Yes — ANJO homes are built for your specific site. If you're still evaluating a property, our feasibility review assesses zoning, access, and site conditions before you commit.
Are ANJO homes suitable for full-time living?+
Yes. ANJO homes meet IECC energy standards with high-performance, climate-adaptive, fire-resilient assemblies — suited to primary residences, second homes, and hospitality.
Is ANJO right for everyone?+
No, and we’d rather say so early. If your budget is built around the lowest possible cost per square foot, there are cheaper ways to build. If your land has no road access, no available utilities and no realistic path to either, no factory-built home solves that. And if you want a house designed entirely around you, that is Artistree rather than ANJO — same team, different product. What ANJO does well is deliver architect-designed, factory-built homes to people who want a considered building without a three-year custom process.
Will my home look like everyone else’s?+
Two ANJOs of the same model share their bones and then diverge — finishes, orientation, how the building meets your land, and the changes we work through with you. In practice the same model on two sites reads as two different houses.
Is a factory-built home lower quality than one built on site?+
The opposite, in the ways that are measurable. Panels are built indoors on jigs to tolerances a site crew cannot hold, materials are never weather-exposed before they are enclosed, and every unit is inspected before it ships.
Are you adding new models?+
Regularly — the collection isn’t finished. New models are announced to the mailing list first.
Where can ANJO homes be built?+
ANJO ships nationwide. Artistree provides full site design & construction in Central Texas, Northern California, Northern Georgia, and Southeastern Tennessee; elsewhere we deliver through regional general contractors with technical support from our team.
Design & Customization
Can I customize a model?+
Yes. Choose exterior and interior finish palettes, a climate package, and add-ons such as decks, saunas, hot tubs, and solar — or commission a fully custom unit. Floor-plan modifications are reviewed case by case during design.
Can your studio design something from scratch?+
Yes. Choose one of our pre-designed models, or let our studio design a custom ANJO unit around your site and vision. Because everything is built from the same panelized system, customization doesn't cost you factory efficiency — you get bespoke architecture with the speed, precision, and cost certainty of manufacturing.
Can I change the layout?+
Some changes yes, and we’ll tell you on a call what a given model can absorb. The structural system stays consistent — that’s what keeps pricing predictable and assembly fast. If you want a layout designed from scratch, that is Artistree — same team, no factory constraints.
What finishes are available?+
Three curated interior palettes — Sandstone Calm, Canyon Earth, and Charcoal Grove — plus exterior material options and premium add-ons. Custom palettes are also available to match your vision and site-specific elements.
Process & Timeline
How long does it take?+
Because homes are built off-site while your land is prepared, ANJO's panelized system cuts 30–40% off conventional build time, and on-site assembly takes weeks rather than months. Exact timelines depend on permitting and site work.
How much faster is it, really?+
The shell goes up in weeks, not months once it reaches your site. The larger saving is that your home is being manufactured while your land is being prepared — two clocks running at once instead of one waiting on the other.
What does the ANJO process look like?+
Six steps: Consult, Feasibility, Selection, Permit & Engineer, Production, and Delivery & Install. We get to know your vision and property, analyze your site, help you select a model and finishes, handle engineering and permitting with local authorities, build your unit while your site is prepared, then deliver and assemble it with expert support.
Cost & Payments
What's included in the price?+
Every ANJO covers the finish-complete kit: structural panels, windows and doors, luxury interior finishes, lighting and plumbing fixtures, permit-ready drawings, and delivery coordination. Site work, foundation, utilities, MEP rough-in, mechanical systems, assembly, and local permitting fees are quoted separately based on your property, with transparent pricing confirmed during your consultation.
What are the payment milestones?+
A $1,000 feasibility study, applied to your deposit at order. Permits and engineering on a time-and-materials basis. Then 10% deposit (less the feasibility fee), 20% production commitment at least 60 days before manufacturing, 40% when manufacturing begins, 20% when the unit is complete and ready to ship, and 10% at delivery.
Does “lower cost” mean cheaper materials?+
No. The saving comes from repetition and from work that doesn’t have to be redone, not from specification. We spend it on the building rather than taking it off the sticker.
What’s the catch?+
The kit is not the whole cost of a finished home. Site work, foundation and utilities depend entirely on your land, and until we study it nobody can tell you what yours will require. That’s the honest answer, and it’s why we recommend starting with a feasibility study.
Does the price change?+
All pricing is subject to change every 30 days based on material and vendor pricing and availability. Shipping and sales tax are not included in the base unit price.
Who Builds It
Does ANJO build my home?+
In Central Texas, Northern California, Northern Georgia and Southeastern Tennessee, Artistree can. Everywhere else we design and manufacture the home and support the contractor who assembles it. We’ll tell you which applies to you on the first call.
What if I don’t have a contractor?+
We keep a network of general contractors we’ve worked with and will recommend one where we have coverage. Where we don’t, any licensed contractor can assemble an ANJO — we brief them, give them the drawings, and stay available through the build.
Who pulls the permits?+
We prepare permit-ready drawings and coordinate the engineering.
Your Land & Feasibility
What if my land won’t work?+
That’s what the study is for. Most sites have a path — a different placement, a different model, a utility solution. Some don’t, and finding that out for $1,000 before you’ve spent anything else is the most valuable thing this report can tell you. We’ll say so either way.
Do I need a survey first?+
No. We work with the parcel address and whatever documentation you have, and the report tells you whether a survey will be needed before construction.
What size lot do I need?+
It depends far more on setbacks, slope and access than on the footprint of the building. A feasibility study answers it for your parcel.
Is a feasibility study a sales call?+
The study is a technical review and the walkthrough is a working session. Some clients move forward straight away, some wait a year, and some find out their site isn’t viable. All three are the report doing its job.
Do I have to do this before talking to you?+
No. Start with a consult. If your site raises questions we can’t answer on a call, we’ll tell you a study is the next step.
Hospitality & Operators
Can these be licensed as short-term rentals?+
It depends on your jurisdiction more than on the building. Several ANJO units operate as licensed lodging today, and your feasibility study covers what your specific parcel allows.
Do you help with operations, or only the buildings?+
Artistree offers developer services — hospitality consulting, business planning and site design — separately from the units themselves.
Who handles site work on a multi-unit project?+
Artistree in our four service regions. Everywhere else, a general contractor you engage — we recommend from our network where we have coverage, and support them throughout.
Permitting & Off-Grid
Do you handle permits and engineering?+
Yes. Every order includes a permit-ready drawing set and stamped structural engineering. Site-specific engineering and the permit application are billed time-and-materials. Because ANJO is 2×6 wood-frame construction, it permits and inspects like a stick-framed home.
Can ANJO homes be built off-grid?+
Every model is pre-wired for solar and battery storage and designed to accept rainwater harvesting and greywater systems, so going off-grid is a straightforward upgrade rather than a costly retrofit.
